Strabag has taken over the Olivia Star office building in Gdańsk from Tonsa Commercial. This is the largest office building in the Tri-City area and the transaction is unprecedented in Poland outside Warsaw for a single office asset. It may become the biggest single commercial real estate deal in the country this year.
The 180-meter tall tower, completed in 2018, is the flagship of the seven-building Olivia Centre complex. It offers about 45,000 square meters of office space out of a total usable area of 67,700 square meters, along with conference facilities, five restaurants, three bars and a public observation deck.
The building is equipped with energy-efficient systems including free cooling, reversible heat pumps, geothermal heating and cooling, and condensate reuse solutions. Its occupancy rate stands at 98 percent, with key tenants such as Nordea Bank and PwC.
A deal that rewrites the regional playbook
The acquisition was carried out by Strabag’s subsidiary Strabag Hold Estate in a share deal structure. Such a transaction involving a single office property outside Warsaw has no precedent on the Polish market.
– The property combines an excellent location, a very high leasing level and strong ESG parameters, which fits perfectly into our long-term investment strategy – said Verena Weingarten, invest manager at Strabag Hold Estate.
Representatives of Tonsa Commercial stressed that this deal has a chance to become the largest single transaction on the commercial real estate market in Poland this year. After the closing, Tonsa Commercial will continue to act as the operator of Olivia Star, providing property management and leasing support to ensure continuity for tenants.
A stamp of global quality for a regional landmark
Maciej Grabski, president of Olivia Centre and director of Tonsa, recalled the original vision behind the project.
– When we started Olivia Centre in 2010, our goal was to bring to Gdańsk and the wider Polish regional market an institutional-quality property meeting global standards in design, sustainability and tenant experience. Olivia Star was designed as the showcase of this vision. The fact that it has been acquired by a partner of Strabag’s caliber confirms what Olivia Centre is today: one of the largest and most mature office campuses in Central and Eastern Europe, attracting institutional capital on the same terms as the most important markets in Western Europe – he added.
