Strabag acquires Olivia Star, the largest office building in Tri-City

Strabag, through its subsidiary Strabag Hold Estate, has acquired the Olivia Star office building in Gdańsk from Tonsa Commercial. The 180-meter tower is the tallest building in the city and across northern Poland, and the transaction marks one of the largest single-asset office deals ever concluded outside Warsaw.

Olivia Star, completed in 2018, is the flagship property within the seven-building Olivia Centre complex. The building offers approximately 45,000 square meters of office space across 35 above-ground floors, with total usable area of around 67,700 square meters. It also features conference facilities, five restaurants, three bars, and a public observation deck with event space.

The acquisition was structured as a share deal. Strabag, an Austrian construction and real estate group, strengthens its Polish portfolio with a fully-leased asset. The occupancy rate currently stands at 98 percent, with key tenants including Nordea Bank and PwC.

Energy-efficient landmark with strong ESG profile

Olivia Star is equipped with multiple energy-saving systems, including free cooling, reversible heat pumps, geothermal heating and cooling, and condensate reuse technology. These features align with modern sustainability standards and contributed to the building’s appeal for an institutional investor. – The property combines excellent location, very high occupancy and strong ESG parameters, making it a perfect fit for our long-term investment strategy – emphasized Verena Weingarten, invest manager at Strabag Hold Estate.

The building’s energy performance and green certifications were key factors in the decision. Strabag has been expanding its presence in the Polish commercial real estate market, targeting assets with high environmental credentials and stable income streams.

Seller retains operator role

Tonsa Commercial will continue to manage Olivia Star and provide leasing support after the sale, ensuring continuity for tenants and integration with the wider Olivia Centre campus, which remains under Tonsa’s management. – When we started Olivia Centre in 2010, our goal was to bring world-class institutional quality to Gdańsk and the broader Polish regional market. Olivia Star was designed as the showcase of that vision. The fact that it has been acquired by a partner of Strabag’s stature confirms what Olivia Centre is today: one of the largest and most mature office campuses in Central and Eastern Europe, attracting institutional capital on the same terms as major Western European markets – said Maciej Grabski, president of Olivia Centre and director of Tonsa.

The transaction is considered unprecedented for a regional Polish city. Industry observers suggest it may become the largest single office property deal in the country for 2026.
