Panattoni has found a buyer for Panattoni Park Poznań A2, a warehouse megacomplex offering 150,000 sqm of space in Robakowo, next to Poznań. The deal, announced on the developer’s website, ranks among the largest logistics property transactions seen in Poland in a long while. The entire complex is occupied by a single tenant described as a leading player in the apparel industry.
The site lies roughly 8.5 km from the junction where the A2 motorway meets the S11 expressway and under 19 km from the centre of the Wielkopolska capital. An intermodal terminal with direct connections to the ports of Hamburg and Rotterdam operates nearby – a factor Panattoni lists among the property’s key strengths.
– The sale of Panattoni Park Poznań A2 closes the full cycle we have been running in Poland for nearly two decades: we buy the land, build for a specific tenant’s needs, commercialise the project and hand the finished asset over to an investor – said Marek Dobrzycki, Partner at Panattoni.
A tenant that anchors the asset
The clothing company renting the park uses it as a modern logistics centre supporting its business and its expansion across Europe, according to the company’s statement. Panattoni points to the scale of that tenant’s operations and the long-term lease agreement as the main attractions of the investment from both an ownership and an investor perspective.
– We have been working with the park’s tenant almost since the start of our presence in Europe. Since then the Polish market has changed beyond recognition. It is no longer a place where companies hunt for cheap space; it has become a market where international firms base their key operations and where funds treat such assets as a lasting part of their portfolios. Every transaction of this kind releases capital for new projects and confirms that the build-to-suit model rests on solid foundations in Poland – Dobrzycki added.
Poznań holds its ground with institutional capital
Michał Stanisławki, Co-Head Capital Markets, stressed that large, fully let logistics properties in Poland’s core warehouse markets keep drawing institutional money, with Poznań in a particularly strong position thanks to its developed infrastructure and access to both the domestic market and Western Europe.
– Panattoni Park Poznań A2 combines those advantages with a well-known tenant, a high technical standard and above-average environmental parameters. That is the profile of asset investors are actively looking for in today’s market – Stanisławski said.
