Market leader reports sales: best half-year in history

Dom Development, Poland’s largest residential developer, sold 2,382 net apartments in the first half of 2026, a 17% increase year-on-year, marking its best first half ever. The company also handed over 1,976 units, up 24% from the same period last year.

In the second quarter alone, the developer sold 1,221 net apartments, a 22% rise year-on-year, and handed over 703 units, up 15%. This marks the eighth consecutive quarter with sales exceeding 1,000 units, underscoring the company’s consistent performance and market leadership.

Record results and expansion plans

The Warsaw-listed firm, valued at over PLN 6.4 billion, attributed its strong showing to sustained demand across all key markets – Warsaw, Tri-City, Wrocław, and Kraków. The company is also preparing its first investment in Poznań, aligning with a strategy of geographic expansion into Poland’s largest agglomerations.

– The first half with net sales of 2,382 apartments turned out to be the best in our history, which brings us closer to achieving our full-year ambition of improving on the record 2025 result, when we sold 4,448 apartments – said Mikołaj Konopka, president of Dom Development.

– We achieve stable, high sales in all markets of our operations – in Warsaw, Tri-City, Wrocław and Kraków – and additionally we are working on launching the first investment in Poznań. Entering this market is part of the Group’s consistent geographic expansion strategy and building its leading position in the largest Polish agglomerations – added Konopka.

Market conditions and outlook

The company noted that demand for apartments, especially for own use, remains high, supported by higher mortgage affordability compared to a year earlier. Mortgage-financed transactions accounted for 51% of total sales in the second quarter.

– Ongoing geopolitical uncertainty, related inter alia to the situation in the Middle East, fuels fears of rising inflation, which may translate into construction costs and apartment prices. Expectation of stable credit costs prompted some buyers to accelerate purchase decisions – Konopka said.

The company expects the bulk of handovers this year to occur in the second half, with particular intensity in the fourth quarter. This, combined with cost optimisation achieved through in-house general contracting, provides a solid base for full-year 2026 results.

– We count on it allowing us to improve on the results of the record 2025 – said Monika Dobosz, vice president and chief financial officer.
