Instal Kraków signs major housing contract with lump-sum remuneration

Instal Kraków has decided to enter into a contract for the next stage of a residential investment at Albatrosów Street in Kraków with Krakbau. The deal is worth 50.95 million PLN net, and the remuneration is lump-sum and not subject to indexation.

The contract, announced on 13 July 2026, covers the construction of two multi-family residential buildings. The completion date is set for 30 April 2028. The lump-sum nature of the payment means that the contractor bears the risk of cost overruns, which is a common arrangement in large fixed-price projects.

Instal Kraków is a construction and development company listed on the Warsaw Stock Exchange. In the first quarter of 2026, it reported revenue of 66.1 million PLN and a net profit of 6.9 million PLN, compared to 79.2 million PLN revenue and 10.9 million PLN net profit in the same period last year. The new contract will contribute to the company’s order backlog and future revenues.

Details of the investment

The project at Albatrosów Street is part of a larger residential development in Kraków. The two buildings will add new housing units to the city’s stock, which remains in high demand. The investment is being carried out by Krakbau, a general contractor specializing in residential and commercial buildings.

The lump-sum remuneration model shifts the financial risk of material price fluctuations and labor cost increases onto the contractor. This approach is increasingly common in Poland’s construction sector, where general contractors must carefully estimate costs and manage margins. Instal Kraków’s decision to accept such terms indicates confidence in its cost control and project management capabilities.

Financial outlook for Instal Kraków

The contract value of 50.95 million PLN net represents a significant addition to the company’s portfolio. While first-quarter results showed a decline in revenue and profit compared to 2025, the new order should help stabilize performance in the coming quarters. The company’s stock, trading under ticker INK, stood at 39.90 PLN at the latest close.

Market analysts note that lump-sum contracts can be double-edged swords: they provide predictable revenue but expose the contractor to inflation and supply chain disruptions. Instal Kraków’s management has not commented specifically on the risks, but the company has a track record of delivering similar projects in the Kraków area.

Broader context of the housing market

Poland’s residential construction sector has faced challenges in recent years, including rising material costs, labor shortages, and fluctuating interest rates. However, demand for new apartments in major cities like Kraków remains strong. Contracts like this one reflect ongoing developer activity despite macroeconomic headwinds.

The lump-sum payment structure also aligns with recent trends in public procurement and private contracts, where clients prefer fixed prices to avoid budget overruns. For general contractors, this means more rigorous planning and execution are required to maintain profitability.

Instal Kraków’s ability to secure a contract of this size underscores its competitive position in the Polish construction market. The company is expected to provide further details on the project’s progress in its periodic reports.
