Dom Development achieves best half-year ever with record sales of 2,382 units

Dom Development, Poland’s largest listed developer, sold 2,382 housing units net in the first half of 2026, up 17% year-on-year, marking the best half-year result in its history. The company has also recorded the eighth consecutive quarter with net sales of at least 1,000 units.

In the second quarter alone, the developer sold 1,221 units net, a 22% increase compared to the same period last year, while handing over 703 units, up by 15%. The Warsaw-based group, valued at over PLN 6.4 billion on the stock exchange, is expanding its presence across major Polish cities and preparing its first investment in Poznań.

– We achieved stable, high sales across all markets – Warsaw, Tri-City, Wrocław and Kraków – and we are now working on launching our first project in Poznań. Entering this market fits our consistent strategy of geographic expansion and building a leading position in the largest Polish agglomerations – said Mikołaj Konopka, CEO of Dom Development.

Record sales supported by strong demand and mortgage market

The company noted that demand for homes, especially for own use, remains high, supported by higher creditworthiness of customers compared to a year ago. Transactions financed with a mortgage accounted for 51% of total group sales in the second quarter. Some buyers accelerated their decisions due to concerns over rising inflation and geopolitical uncertainty, which could push construction costs and apartment prices higher.

– Persistent geopolitical uncertainty, including the situation in the Middle East, fuels fears of inflation growth that may translate into construction costs and apartment prices. Expectations of stable credit costs prompted some buyers to speed up their purchase decisions – the CEO added.

Geographic expansion and cost optimization pave the way for 2026

The developer plans to hand over the majority of this year’s units in the second half, with a particular concentration in the fourth quarter. Combined with cost optimization achieved through its own general contracting, this creates a solid foundation for the full-year 2026 results, which could improve on the already record-breaking 2025 performance when the company sold 4,448 units.

– We aim to improve the results of the record-breaking 2025. Together with cost optimization from our own construction arm, this gives us a strong base for the entire 2026 – said Monika Dobosz, Vice President and CFO.
