Atlas Copco orders tailor-made factory in Lower Silesia

Panattoni will build a manufacturing plant in Okmiany, Lower Silesia, for Atlas Copco Group, a global producer of industrial equipment. The build-to-suit project will cover nearly 5,600 sq m, and the tenant intends to start operations there in the second quarter of 2027.

The developer has begun work on a build-to-suit (BTS) scheme, in which the building is shaped around the needs of one specific client instead of being offered as standard industrial space. Atlas Copco Group will use the site to support its production and service activity in a market it treats as one of its key ones.

– Poland is an important market for Atlas Copco Group – for years we have consistently been developing our operations here. The investment in Okmiany fits into the company’s long-term development strategy and strengthening production and service capabilities, so that we can respond even better to the needs of our clients – said Szymon Zych, Operations Manager at Atlas Copco Group.

Detailed guidelines set by Atlas Copco Group shaped the design. The facility will bring together production, storage, and office and staff space, with one of its key rooms set aside for repairing and servicing the equipment the company makes. Each of those zones had to be matched to the tenant’s own processes rather than to a generic industrial layout.

A tailored building with a 2027 deadline

The tenant’s plan is to launch operations at the new address in the second quarter of 2027, which fixes the timeline for design, construction and handover. Work of this kind depends on close cooperation with the client from the earliest design stage.

– Another production BTS investment in Lower Silesia confirms that the region attracts companies that need facilities tailored to the specifics of their business. Such projects require close cooperation with the client already at the design stage, because every element of the building must be adapted to specific processes – said Jakub Jankowiak, BTS Development Director at Panattoni BTS.

Two and a half million square metres in the region

Panattoni reports that over 15 years it has delivered close to 2.5 million sq m of industrial space in Lower Silesia. Nearly 442,000 sq m of that total was completed in the BTS and BTO (build-to-own) formats, in which the building is created around a defined user.

The Okmiany plant, with its production, storage, office and service areas all specified in advance, adds another such project to that count. Atlas Copco Group supplies equipment for industry worldwide, while Panattoni develops and hands over industrial space in Poland and other European markets.
